A Guide to Selling Your Property with Flick & Son

There are three main ways to sell a property: private treaty, property auction or tender. Although private treaty is the most common, Flick & Son are able to advise you on the method that suits you and your property the best.

Our expert knowledge and experience can help get the most out of your property and the entire selling process.

Tailored Marketing for Your Property

Did you know that more than 80% of potential buyers start their property search online? With that significant figure in mind, we ensure that your property is immediately advertised on our website alongside the leading property portals. As well as this, we make sure you receive regular updates as to how many potential buyers have seen your online listing.

There is no one-size-fits-all approach when it comes to marketing property though. We want your property to gain maximum exposure in all the right areas, so we make sure we design a strategy that is specifically tailored to yours.

Our comprehensive register of local buyers isn’t the only thing that makes us stand a cut above the rest. Our high-quality brochures we prepare for each property, with written descriptions, photography and floorplans, highlight your property’s best qualities and characteristics to show your home at its best.

In addition to featuring your property in your local Flick & Son branch, it will be shown in each of our four branches for optimum coverage. We also offer accompanied viewings, so we can receive helpful feedback from potential buyers.

Preparation & Partnership is Key

There is a lot to think about when it comes to selling a property, but we are on-hand to help you feel prepared and make the process as straightforward as possible. Any questions or enquiries thrown at you by your buyer can be tackled by both of us accurately, honestly and efficiently.

A Seller’s Glossary

There are several legal definitions when describing the nature of contract between you and the agency selling your property. Here are some brief explanations of the options available to you to help you before the selling process has even started.

Sole Agency – This is the most common choice for the selling process, where you instruct a single estate agent to market your property for you. You only pay them commission if they introduce your buyer during the period of their appointment and in accordance with their terms of business.

Joint Sole Agency – This is where you select two agents to represent you and market your property for you. The agents share the commission if either introduces your buyer during the period of their appointment and in accordance with their terms of business.

Multiple Agency – This is where you select a number of agents to represent you, instructing them independently of each other. You only pay commission to whichever agent is successful in introducing a buyer in accordance with their terms of business.

Sole Selling Rights – This is where you instruct a single estate agent to market your property for you, but unlike Sole Agency, you will pay them commission if your property sells, whether or not that agent introduced your buyer.

Ready, Willing and Able Purchaser – This is where you instruct an agent under these terms and you agree a sale to a ‘ready, willing and able’ purchaser introduced by your agent. You will pay some or all of the commission due, depending on your individual contract with your agent, should you later decide to withdraw your house from the market.

Sale Agreed/Under Offer – These phrases both identify the period of time between agreeing a sale and making it legally binding by exchange of contracts.
